Market Info - How the Big Picture looks in Maple Ridge

Hello Maple Ridge Realtors and Real Estate buyers and sellers - Where Should we start?

 

IWall Street's volatility index, known as the "fear index" (it's true, it really is called that!), spiked this week to its highest level since the height of the euro-zone crisis in 2012. Now don't panic - This won't directly effect your home values yet - infact it may lower interest rates....

 

Investors are now in full risk reduction mode with money moving out of equities and into sovereign bonds. The trading was triggered by fears of a failing global economy, Ebola, ISIS, and the withdrawal of the US Fed quantitative easing program. Weaker than expected US retail sales basically put a fork in the market on Wednesday, but as they say, what goes down, must come up, and we've seen waves of buying and selling.

 

At one point, the 10 year Canada bond was down 20bps to 1.80% from the close last Friday( This directly effects mortgage rates that we pay in Maple Ridge!). Two 'dead-cat bounces' later , the 10yr is trading at 1.91%. (FYI: A Dead Cat Bounce is a small, brief recovery. The turn of phrase is derived from the notion that even a dead cat will bounce if it fall from a great height). 5yr yields are at 1.38% at time of writing Thursday afternoon, after trading as low as 1.27%.

 

Credit spreads have taken it on the chin too. A transparent benchmark would be Canada Mortgage bonds. Spreads on these 'AAA' rated government guaranteed bonds are 4 to 5 basis points wider in recent trading. Lower rated credit has not fared nearly as well.

 

During times like this, a lot of borrowers and lenders alike tend ask where rates might be going next. I read a good answer to that question today: "Unless rates don't go down, they will go down. If they stay up, they won't go down, unless they go down later, which will only happen if they don't stay higher." The way I see it, that analysis should be right, eventually, but then, only temporarily until it isn't.

Maple Ridge Big Picture Market Commentary

 

Hello Maple Ridge Realtors and Maple Ridge Real Estate customers lets get to it! Just when you thought it was safe to get back into the pool…. Wednesday’s post-Fed minutes equity rally reversed sharply on Thursday as investors focused again on the outlook for the global economy.

 

See the stat package below: 

 

ECB (European Central Bank) chief Mario Draghi added fuel to this week’s fire with a warning about the troubled euro zone. Toss in Ebola, ISIS, and Hong Kong protests and there is a lot for markets to think about. Hopefully, with the long weekend in Canada and the US (Columbus Day), markets will have plenty of time to figure it all out before Tuesday.

The good news for mortgage borrowers is that bond rates are back down to recent lows thanks to the general dovish tone of the FED. Our Canadian 1st Mortgage Deptartment is currently offering 2.99% on a 5 year fixed mortgage. Unfortunately, credit spreads are under pressure given the recent blood bath in equities, but Canada Mortgage Bonds did outperform the rest of the credit spectrum, so we’ve got that going for us.

Fun Thanksgiving fact: Benjamin Franklin preferred the Turkey over the Bald Eagle (“a bird of bad moral character”) as the American national bird.

Well it's good to be back Maple Ridge Realtors, Maple Ridge Real Estate Buyers & Sellers and of course all my Canadian 1st Team Mates. That was one fun summer! But none the less it's back to the grind.

 

Maple Ridge Market Commentary

So much for the trend in Maple Ridge and BC overall. After 3 consecutive weeks of higher rates, 5 and 10 year Gov't of Canada benchmark bonds reversed course and ended the week 11 and 14 basis points lower respectively. The rally in bonds is largely attributable to dovish comments (concerns related to growth vs. inflation) coming from central banks around the globe.


For example, Mario Draghi, President of the European Central Bank said "We stand ready to use additional unconventional instruments within our mandate, and alter the size or composition of our unconventional interventions should it become necessary to further address risks of a too prolonged period of low inflation". Don't worry if you don't understand that…I'm not sure anyone does. All that matters is that it suggests lower rates and more money for everyone! In our Maple Ridge Canadian 1st Real Estate office we have the some of best Mortgage Brokers in Canada... If you need some of this money let us know. :)

Hey Maple Ridge Realtors! The key report for today is the highly anticipated read on employment in the U.S.

 

April, non-farm payrolls surged by 288,000 driving the unemployment rate down from 6.7% to 6.3%, its lowest level in more than five years.  Expectations had been for a 210,000 increase.

 

The employment rebound is seen as further evidence Q2 will be much better than Q1, which saw plodding growth of just 0.1%.

 

The U.S. Fed shrugged of the first quarter's sluggish performance in its latest monthly meeting and will continue to unwind its bond buying program.

 

North American markets were all trading higher in the early going.

Ben recently spoke at a BC conference and we summarized all the information. You may

be able to use in this as Abbotsford Realtors, Mission Realtors, Chilliwack Realtors and

Maple Ridge Realtors working in the Fraser Valley Real Estate sector.

• The Eurozone currently has a 25% unemployment rate overall, with a 50%

unemployment rate among young people. They have a very different culture, however,

where not everyone has to be 100% independent and people just share and move in with

one another if things get tight.

• He predicts that spending will increase in the Eurozone over the next 2 years

• He currently feels that Germany has the most attractive real estate market in the

world

• He feels that days of massive increases with oil and commodity prices are over, and

we will see those prices stabilize.

• The US is generating more jobs in higher paying sectors, instead of just more overall

jobs. This is creating more stability

• Delinquency rates in the US are back to normal, and credit scores are at an all

time high. People have not been spending for a number of years, and the lenders were

not doing much lending. As a result, the people are “starving”, and can’t wait to start

spending again. The banks will begin to open up due to higher credit scores and better

quality jobs, so this will drive the economy going forward and likely cause interest rate

increases.

• He doesn’t expect the Feds to touch interest rates until 2015 at the earliest

• Long term rates will likely top out about 80bps-90bps higher than today. People

need to remember that an increase from 2% to 4% is still a 100% increase in rates, which

has major impact on the economy, so t keep that in mind when wondering how high rates

will climb.

• Canada actually borrowed our way out of the recession. As a result, we are carrying

more debt than most countries coming out of a recession, making us more susceptible to

rising interest rates.

• The US lowered debt levels during the recession, so they won’t feel the impact of

rising rates as much as Canada will.

• He feels that the Canadian dollar had no business being at par with the US dollar,

and actually belongs somewhere between $0.85 and $0.90. The reason we got so high

was that while the rest of the world was working through some very difficult times,

Canada stood out as a stable place to invest money. Now that things are improving in the

Eurozone and US, we are seeing less investment in Canada, hence the dropping Canadian

dollar.

• Before going into the recession in 2008, the US had build 60% more than Canada,

and more importantly, had 33% of their mortgages in sub prime. Sub prime mortgages in

Canada only make up 5.8% of the total.

• 30%-35% of the overall housing market in BC is owned by investors. The good

news is that, while many of these investors are foreigners, only a small portion of them

live elsewhere.

• In Vancouver, more than 50% of the investors have no mortgage or have large down

payments. This shows commitment, and is good for long term housing prices.

• Vacancy rates are currently at 1.7% in Vancouver and will gradually lower. A strong

rental market like this encourages investors and brings stability to housing prices

• Canada’s young people have record high education at the same time as record

poverty in these same people. Education isn’t translating into high paying jobs right now.

• Home ownership rate has reached its peak as 1st

the market and are being forced to rent.

You can see my winter blue’s theme going on this month eh! Nothing but complaining in the last three blogs about the cold – and we are not even Cold in Maple Ridge and Mission LOL.

 

Well, it’s not easy generating momentum and attention for your Real Estate small business after the holidays: the excitement of holidays are over, your customers are digging through overstuffed inboxes and seasonal messages and hotsheets don’t really apply as well to January as they do to Spring shoppers a few months down the road.

 

How do you keep your marketing efforts chugging along during the long and often slow months of winter? Start by looking at your marketing efforts through the eyes of your customers so you can address their ongoing needs, says business consultant Charlie Gilkey, author of “The Small Business Lifecycle: A Guide for Taking the Right Steps at the Right Time to Grow Your Small Business.”

 

You can also use the downtime to assess your work, plan for the year ahead and tackle more involved marketing campaigns your customers will really enjoy.


Timing is key

A big part of winning the post-holiday marketing battle is good timing, and that means really getting to know your what your customers are doing, and what they need, as they go through the post-holiday season. For example, if you market to customers who have just finished budgeting for the year ahead, you won’t want to spend as much time pitching them on big-ticket house’s so soon after New Year’s – maybe focus on some payment reducing options like buying down or sellings and using proceed to consolidate bills and then buy a new Home.

 

If you’re still learning your clients’ rhythms, you can look at which messages you have sent that didn’t get the results you expected and extrapolate.

 

“The main thing is understanding what your people are going through and what’s the conversation in their head—what they’re thinking about, what they’re doing,” Gilkey says. Few people get tired of content or offers that address their immediate challenges and goals.

 

Just as people are receptive to gift guides around the holidays, they may be receptive to other types of content afterwards, such a calendars, planners or winter-themed content.

 

Giving your services or products seasonal themes is a great option for some businesses, but harder for others, Gilkey says. An obvious example that some, but not all, small businesses can copy: chocolatiers sell Christmas candy, followed by Valentine’s candy and then Easter eggs.


Stay motivated with your marketing

Having some downtime can also be beneficial to your business overall.

 

“If your audience is laying low, you can talk about ways to stay motivated while you’re not active, or what to do during the post-holiday slump,” Gilkey says. Tap into your knowledge of the issues they’re going through to provide relevant suggestions that will help them at this time.

 

The slower months are an opportunity to shift from a focus on campaigns or upcoming events to longer-lived and more thoughtful content and messaging. A book retailer might create reading lists for customers. The fitness industry typically markets in January when people are thinking about New Year’s resolutions and working off the holiday pounds. But just because you don’t run a gym doesn’t mean you can’t be part of that customer conversation, says Gilkey. “They’ve got that energy [to exercise], so that’s the perfect time to join that conversation and tailor your marketing message so it actually engages and meets them where they are.”

 

Start planning ahead for the marketing slump by assessing which of your campaigns went well and which didn’t, and focusing on planning your content for the year to come.

Well Maple Ridge and Mission I’m feeling particularly motivated today. Probably because I dragged my butt to the gym at lunch and ate a Whole-Food balance meal….blah, right! But it works!

 

This is the best time of the year for resetting our priorities and starting out fresh with better and healthier habits. I have become in a big believer in make internal decisions that are sometimes hard but ultimately create a better you. I try to live by this quote when I’m fighting with my inner habits. IE) fatty food and beer….

 

“There are Two types of People on earth, those who are Amazed and those who are Amazing.”

 

I choose the latter; therefore I must abstain most of the time.

 

Now it is also wintertime, when those beautiful sunny days make us feel like we can climb any mountain but the lack of light produces the opposite effect: without it, our batteries are hard to recharge. Here are some tips to make 2014 your best year yet.

Go outside for a walk during lunchtime

This seems simplistic. However, if you think about it, we often eat too fast (sometimes in front of our computers). Take time to walk outside for a few minutes after eating. This daily dose of sunlight can make all the difference and you won't feel like you haven't seen the light of day.

Put some sun into your plate

In the height of summer, 10 to 15 minutes in the sun, two to three times per week, is enough to meet your vitamin D needs. However, in the winter, our exposure to daylight is often far from sufficient. A study reported one third of Canadians are deficient in vitamin D during the winter. To make up for this lack of sun you can take supplements or eat certain types of food. Did you know that a portion of salmon is enough to reach 90 per cent of your daily requirement of vitamin D?

Benefit from the goodness of light therapy

To get your dose of light before even starting out the day, a good option is the Philips Wake-up Light. It reproduces a gradual sun rise over a 30 minute period and helps you wake up in a more natural and pleasant way than the beeping of an alarm-clock – contributing to a better mood and energy level.
Philips has also developed the goLITE BLU, a light therapy device you can slip into your handbag and use it at your desk for 15 – 45 minutes for an energy boost instead of an afternoon coffee break or when you want the blue sky of summer back.

The key release for today is Canadian Q3 GDP from an Maple Ridge / Mission point of view.  It surprised to the upside, expanding at an annualized rate of 2.7%, its best performance in two years.  That beat forecasts by 0.2%.  The increase was led by mining and oil and gas extraction.   

 

Job stats top the list of releases in Canada and the U.S. today. Statistics Canada's report for November shows 21,600 jobs were created in the month, well of above the 12,000 forecast.  Fourteen hundred of the jobs were full-time, 20,000 were part-time and virtually all of them were in the self-employed category.  The unemployment rate remains unchanged at 6.9%.

  

In the U.S. the November non-farm payrolls report clocked-in with 203,000 new jobs.  That beat expectations for an increase of 180,000.  The unemployment rate fell to 7%, a drop of 0.3%.

 

Consumer sentiment in the U.S. appears to be catching up to the stronger economic numbers.  The University of Michigan's preliminary read for December came in at 82.5.  That's up from 75.1 last month and beat expectations by six points.

 

North American markets were all higher in early trading.

Today I topped up my children’s University Funds by $5.00 thanks to the generosity of Dave, a colleague of mine in my real estate office. His persistent disbelief in the Vancouver Canucks and their win again on Friday night has made him a virtual cash cow for me and my growing University Fund over the last decade. What an incredible

year run the Vancouver Canucks and my Children’s University account have been on! Keep it up guys.

 

Now what does this all have to do with Real Estate in Maple Ridge and Mission you ask? Nothing I guess! LOL J  - But let’s see if I can tie it all together: I was watching this video from some Canadian University students this morning shared by the HuffPost. It feature’s two guys in university doing random acts of “romance”. Watch it below as it is extremely funny.

 

This funny video below then got me thinking about how realtors use words to “romance” their properties they have listed for sale. Some of us do a great job using words, writing property descriptions, doing blogs & creating WebPages. Yet some of us could use help writing our basic MLS property descriptions because we simply don’t have the time or skill to write. So as you enjoy this video link below can I suggest, if you need help writing blogs, WebPages or even simple property descriptions, hire a student!

Now we all work and live in Abbotsford and Mission it is obvious our local real estate market is sluggish overall. Things simply aren’t great right now but it also is not terrible in my opinion. In 60 words or less my Realtor friends in Mission and Maple Ridge: The headline report for today is Canadian CPI for September.  It came in with a 0.2% increase over August for an annual rate of 1.1%.  Core inflation clocked-in with an annual rate of 1.3%.  Both numbers were generally in line with expectations but are well below Bank of Canada forecasts.  

 

Good growth in China appears to be giving the markets a boost.  The Chinese economy grew by 7.8% in the third quarter.  In North America equities started the day higher across the board.

 

Bond yields are down 5 - 6 bps.  That means so are borrowing mortgage rates!

 

The Canadian economy created 11,900 jobs in September, beating expectations.  All of the jobs were full time in the private sector.  The unemployment rate dropped to 6.9%, but that appears to be the result of people -- mainly youth -- giving up the search for work.

 

U.S. retail sales crept up slightly in September according to some independent sources.  The official government figures remain under wraps because of the shutdown in Washington.

 

North American markets were up in the early going, continuing yesterday's rally.  Investors appear encouraged by the on going budget talks in the U.S.

The Bank continues to signal that the next move will be up; it is when that remains the big guessing game.

Rate watchers vary in their timelines but most believe there will not be a move until this time next year. Some believe the Bank may have to wait another year after that, well into 2015. So, variable rate or short-term fixed rate mortgages may be the way to go, especially for robust borrowers.

Longer term fixed rates have already been pushed up by rising bond yields. That's likely to continue as long as the economic outlook remains positive.

Of course the underwriting restrictions put in place by CMHC will increase costs for lenders which will, in turn, be passed along to borrowers in the form of higher rates.

 

Market Commentary

U.S. reports dominate today.

 

Friday the 13th turns out to be bad luck for U.S. retail sales.  The August figures came in under expectations with a modest 0.2% increase.  Forecasts called for a 0.4% increase.  Core spending -- without cars, fuel and building materials -- also posted a 0.2% rise.

 

The latest read on consumer sentiment in the U.S. is also down.  The September figure from the University of Michigan dropped to a five month low hitting 76.8, down more than five points from July.  The gauge of future expectations tumbled as well.

 

The American PPI beat expectations with a, seasonally adjusted, 0.3% increase.
